Mesquite Fresh Street Mex, a local Mexican chain restaurant, is getting ready to open a new location in Goodyear at the northwest corner of Estrella Parkway and Yuma Road.

The company’s 12th location is set to move into an upcoming development near the Goodyear Ballpark, joining Starbucks as the only official tenant to have signed a lease, according to Phoenix Business Journal. Other businesses interested in joining the 27,000-square-foot development from Scottsdale-based Diversified Partners LLC include Farmer Boys, Jersey Mike’s, Bruster’s Ice Cream, Swig Drinks, Nautical Bowls, and WaBa Grill. Construction will begin in September, with an expected opening in early 2026.

This isn’t the only exciting development in the area. Next to the massive retail development is a plot of land expected to be the home of The Rush Funplex, a 75,000-square-foot indoor family entertainment center. The company is in the process of acquiring the land next to the upcoming shops. If approved, the entertainment center will feature a handful of attractions such as mini golf, go-karts, and arcade games.

This will be an excellent location for the new Mesquite Fresh Mexican Food and other businesses, considering several multifamily and residential developments in the area. For example, the latest development will be near a multifamily community developed by Missouri-based HCW Development Co. and more residential units slated for the four corners at the Estrella Parkway-Yuma Road intersection. When these residential and commercial developments are completed, Goodyear will become the next destination for dining, shopping, and entertainment. Mesquite Fresh Street Mex will provide the area with delicious Mexican street food, which has increased in popularity.
